Brandywine Center for Autism Owners Purchase Commercial Real Estate for New Location

“The Brandywine Center for Autism offers educational and behavioral health services to children on the autism spectrum. We were looking to acquire a new office building to relocate our northern Delaware branch office. Mike Hahn and his great team at 44 Business Capital were extremely helpful in assisting us in securing the SBA financing we needed. Our new facility features collaborative work spaces and two levels of individual therapy rooms and customized sensory areas. 44 Business Capital has been a great partner helping us grow and navigate the challenges of the pandemic.”

CHALLENGE

Marcus & Diliana Henry, the owners of the Brandywine Center for Autism, wanted to purchase a building of their own after leasing space for a number of years in an old, tired elementary school. Having just opened their third center in Delaware, and ramping this location up, infusing the traditional 20% equity for a mortgage didn't make much sense. That's when they were referred to 44 Business Capital by their real estate broker. Mike Hahn and 44 Team were able to structure a loan providing 93% financing including monies for fit-out and working capital. In the end, this solution allowed them to preserve liquidity for growth and expansion and get them into their own space for less than what they were paying in rent.
